What we do

Three things, in the order you need them: whether to buy, what to do to it, and how it should be finished.

Should you buy it?

The analysis, before you commit

We analyse that one property — real comparables, the documents, seasonality, the full deal math — and give you a written recommendation: buy it, or walk away. You never touch a spreadsheet.

What should you do with it?

Renovation planning and costings

We plan the work against what it actually returns — what to do first, what to skip, what it should cost, and what it adds to rent or resale. Priced per project after a call.

Interiors and smart tech

Specified, sourced and set up

We specify the interior and the smart-home layer together: heating, lighting, locks and monitoring that a tenant can actually use, chosen to last and documented so anyone can maintain it.

Analysis is a flat $249 per property. Renovation and interiors are quoted per project.

How it works

  1. 1

    Send the address

A listing link is enough. Tell us what you are considering — a long-term rental, a short let, or somewhere to live.

  2. 2

    We do the work

Real comparables, the documents, seasonality, and the full deal math. Two to three days, not two to three weeks.

  3. 3

    You get a decision

A written report ending in buy or walk, with the reasoning laid out. If you buy, we can plan the work that follows.

One case, anonymised

The calculator said buy. We said walk.

The tool put the rent at $2,650 a month and the deal worked. We pulled the right comparables, read the HOA covenants, and found the rent we could actually defend was $2,180. At that number nothing worked. They walked, and kept their $312,000.

We were paid the same either way. That is the whole point of hiring someone who is not on commission — the answer is allowed to be no.
